BuyCottages.co.uk
The unowned cottage-sales niche
Britain has a rentals cottage brand, a parked cottage-sales domain, and no specialist cottage-sales portal. This is the view for investors, partners and acquirers: the thesis, the market in cited figures, the model, the regulatory position, what is already built, and the ask.
The thesis
Cottage buyers search by character — thatch, beams, hearth, garden, waterside — and the big portals make them do it with keyword workarounds. Buyers say so plainly: “half the filters are basically pointless”, “very difficult to find a rural house”, “endless searches, setting up alerts” (SRC-027, SRC-028). Meanwhile the cottage name online belongs to rentals: cottages.com offers “over 19,000 holiday cottages to rent” and holidaycottages.co.uk is an independent rentals operator (SRC-021, SRC-022). The exact-match sales domain cottagesforsale.co.uk sits parked for sale (SRC-020). A character-first sales portal with real sold prices attached is an open position.
The market, in figures
- £273,037UK average house price, August 2026, up 0.9% on the year(SRC-002)
- £419,340Cornwall detached average — the most-searched cottage region(SRC-003)
- 267,894second homes in England (2025 taxbase, revised)(SRC-004)
- 93.8mUK guest nights via platforms, July 2024 to June 2025(SRC-007)
- £425.1mRightmove FY25 revenue, up 9% — the market it monetises(SRC-029)
- £1,850/monthone agent’s reported portal bill for up to 40 listings(SRC-039)
The incumbents monetise agency, not specialism: Rightmove’s FY25 revenue grew 9% to £425.1m with agency ARPA at £1,636/month by H1 2026 (SRC-029), while Zoopla and PrimeLocation have been owned by Silver Lake since 2018 and their parent was reported up for sale in 2025 (SRC-040). Agents grumble about the bills — one reported a rise from £1,710 to £1,850/month (SRC-039) — which is where a specialist, cheaper listing desk finds its wedge.
The model
Three revenue lines, one desk. Buyers pay nothing: character search, live Land Registry sold prices, and guides. Sellers and agents pay listing fees (proposed band £0–£1,299, labelled as proposals until live). The buying-agent service charges a retaining fee plus a success fee, quoted before commitment. The auctions desk benchmarks buyer fees as the auctioneers publish them. In the demonstration nothing is charged anywhere.
Where the regulations sit
The portal phase sits inside the Estate Agents Act 1979 s.1(4) carve-out: publishing advertisements and providing direct-contact means is excluded from the definition of estate agency work (SRC-030). Buying-agent work and auctioneering bring the obligations: property-finder agents fall within HMRC’s AML supervised sector, and registration precedes acting (SRC-031); redress-scheme membership is mandatory for estate agency work (SRC-030). Both registrations are go-live items, deliberately deferred, with the legal pages carrying marked placeholder operator wording until then.
What is built
- Character-filtered cottage search over a badged sample set, with match scoring
- A live sold-prices explorer reading HM Land Registry Price Paid data keyless, with the publisher’s own dates
- Three cited buying guides (costs, listed buildings, second-home rules)
- The buying-agent journey end to end: brief, shortlist, proposal-labelled quote, acceptance, reference
- The auctions desk: badged lots with pack summaries and cited fee benchmarks
- A demonstration desk pipeline where every request arrives, moves state, and persists locally
What is deliberately not built until go-live: real inventory, provider integrations, payments, and the registrations above. The demonstration is complete for its purpose; going live replaces sample records, removes badges, and connects the backend.
The ask
Acquisition, investment, or partnership to take the demonstration to inventory. The domain BuyCottages.co.uk is held by the owner (registration expires 20 February 2027; renewal is a go-live item). The desk’s position on the market, the catalogue and the roadmap live in the run’s working documents and tracker data, available on request through the contact route.
